Smart Inspection with a Full Digital Twin

Cr8ive Media UK was commissioned to carry out a roof inspection at Park Villas, a residential property with a flat roof installed around ten years ago. The client wanted a clear understanding of the roof’s condition ahead of the autumn and winter months, with concerns about potential wear and waterproofing issues.

Our Solution

We deployed our drone and photogrammetry system to capture a high-resolution aerial survey. Within minutes, we identified clear signs of ponding and residual staining indicating that water had been settling on the flat roof surface. In addition, the capping on a disused chimney was visibly cracked, posing a serious risk of water ingress if left untreated.

To add greater value, we created a 3D photogrammetric model of the roof and the top few feet of the building, achieving sub-2mm/pixel resolution. This detailed digital twin allowed the client to inspect the structure remotely and in fine detail.

During their review of the model, the client noticed several hairline cracks in the render above the upstairs windows not visible from ground level. These represented a risk for water penetration during cold, wet weather.

Impressed by the accuracy of the model, the client extended our scope to scan the entire property exterior. We created a complete digital twin, enabling them to assess the building holistically.

The Result

The model was delivered via a secure cloud platform, allowing the client to access it from any device and share it with multiple contractors. This eliminated the need for site visits and enabled quicker, more competitive repair quotations.

With identified issues now scheduled for repair, the property is ready for winter. The total cost for the inspection and full 3D model was just £550, an affordable investment compared to the potential cost of water damage.

Wider Benefits

The client now has a detailed digital record of the building’s current condition, which can be used for future comparisons and monitoring. A follow-up scan in two years will help track any changes and inform maintenance decisions.

They also noted the added value this model would bring if the property were ever sold, offering transparency and proof of proactive maintenance to prospective buyers.
